Here's my scenario:
My client purchased a building in downtown Tacoma about 6 months ago and his hard money loan is coming to maturity.
The property is tax assessed at 1.1M and he has an owing balance of 570k. He would like to do a rate and term refi.
The property is a mixed use building. It houses 2 condos, a deli, and a few warehouse spaces. My client has his VA available but I don't think that this scenario fits utilizing it. He does have a lower credit score so I'm hoping this deal can ride on the equity in the property. He has a construction company and he owns multiple rental properties also. 
Please let me know if this is a scenario you may be able to facilitate or if you have any suggestions.

Wayne,  I have 2 projects that I'm looking for funding on.  One is a SFR that needs approx $25k in repairs. The asking price is $425 but I offered them $400k.  I need $385k.  The ARV is about $575.  The second is a 18 units retail center 92% occupied.  Asking price is $3.75M. Wayne,  I have 2 projects that i'm looking for funding on.  One is an 8 unit that needs approx $75k in repairs. The asking price is $325 but i offered them $225k.  I need $310k.  The ARV is at $550+.  The second is a 32 unit that the asking price is $400k.  It need approx $350k in rehab.  I am seeking a loan for $800k and the ARV is 1.2 million.  Can you assist me with either of these deals?
