Collateral Enhancement Loan Real Estate

If you have a lender / investor Depositor who can provide a non recourse Real Estate Project loan who commits to fund the specific project subject to utilizing a Bank Instrument as cash-backed collateral in the "100% Funding Structure" whereby a third party Collateral Investor to be brought in which issues a commitment to purchase the required cash-backed collateral on behalf of the project and at a "simultaneous" closing wherein the cash-backed collateral/financial instrument is pledged as the sole collateral for the project and the funding bank disburses loan proceeds to the borrower. The program involves three parties: The Borrower (Guarantor), a Lender/bank, and a Depositor (Collateral Provider).
The Depositor, for a fee, provides funds to purchase a 5 up to 10-year CDs (certificates of deposit) or SBLC/BG to the Lender resulting in the Borrower obtaining fixed-rate funding over a five up to ten-year term without giving up equity. The CD / SBLC BG guarantees the principal of the loan so the Borrower may not have to pledge assets to secure the loan.

The Collateral Loan Program, commonly called the “CD /SBLC/BG PROGRAM”, is an established system of financing that uses traditional banking mechanisms as its fundamental components. The result is a stable structure that procures 100% monetary instrument collateral for project financing.

The program involves three parties: The Borrower (Guarantor), a Lender/bank, and a Depositor (Collateral Provider).
The Depositor, for a fee, provides funds to purchase 5 up to 10-year CDs / SBLC/BGs to the Lender resulting in the Borrower obtaining fixed-rate funding over a five up to ten-year term without giving up equity. The CD guarantees the principal of the loan so the Borrower may not have to pledge assets to secure the loan. The Borrower may be required to pledge sources of cash flow to guarantee the payments on the interest only loan. This can be taken care of by bringing in a guarantor.
A Collateral Investor issues a commitment to purchase the required cash-backed collateral on behalf of the project.
