For fix/flips, we offer 100% of the purchase price and 100% of the rehab costs. Where most hard money lenders offer only 80-90% of the purchase price.

For experienced rehabbers, we also lend on rehab projects for multifamily up to 10 units and on mixed-used properties with at least 50% residential space.

For investors who purchase property with their own cash, we can refund up to 70% of their cash back at closing when we close on their rehab loan.

For refinances, we will finance up to 65% of ARV which includes 100% of rehab costs and a portion of the as-is property value to pay off any mortgage liens.

For ground up construction, builders must have permits approved for building before we will provide 100% financing for their construction costs. For very experienced builders, we will finance up to 70% of their land purchase or refund a portion of their land purchase price, as part of the total loan subject to the appropriate ARV limit.
