I am getting 4-6 short sale listings a month in southern Florida - West Palm to Miami - Since I control the listing I can get any offer signed (usually 20% below market). The deal has to be negotiated with the bank but there is always some nice equity to benefit from whether you want to keep and rent or just flip.
