I am a real estate investor. I purchase and renovate properties for a profit. I buy them at $0.70 on the dollar or less, including the cost to rehab the property. I then renovate and resell at retail price making a profit of approximately 20% to 40%. The timeline from closing to closing is 6 month or less.
The funds I seek would be backed by real estate. The funds would not be distributed to me directly, but instead to the title company or attorney who is the closing agent. Provided the whole purchase price and rehab costs is loaned by a single lender, that lender would then be given first position as lien holder on the property.
The loan is backed by real estate. Since I only purchase properties well below market value there is instant sweat equity for the lender since I have done all the work.
I do my homework (due diligence) on the purchase to insure it's profitable. I have 4 deals in the making right now and I am looking for funding for these and others to come.
If interested, I would need to know how much you are willing to lend and proof of those funds before proceeding to the closing table. In addition I will not agree to any upfront fees as the investment's are sound and backed by real estate providing a little to no risk scenario to a lender.
