We are looking to put together a group that will purchase distressed and wholesale properties, make minimal but reasonable renovations and repairs, then rent the units to low and mid income individuals including local Housing Authority programs (generally HUD's Housing Choice Voucher program).
We are not interested in flipping, we intend to hold the properties for at least 36 months, assessing changing markets and property values as appropriate. All of the properties considered are wholesale or bulk REOs, that are priced at least 20% below comparable resale inventory, and with amortized payments at or below 50% of the HUD published median rent for the neighborhood.
We are actively looking for qualified investors.
