Advice - simple advice as to whether your request is viable. So you don't waste my time, your time or the time of many lenders and investors. If you have a scenario that's close to viable I can help you with advice as to structuring the capital stack. If I can't answer your question in 5 minutes because you won't listen - I charge a $10,000 deposit, deductible from your commission to us at close, to stay on a call for you after 15 minutes. 

But I ask - only that it be within the realm of reality.

Oh - I have lenders for industrial grade solar, wind etc - but please no collateral that's a pile of pellets. We aren't hamsters.

Our sweet spot - $1mm to $10mm CRE loans - all property types. We can facilitate much much larger loans but it needs to be real. Please.

Like to let you know ,we are getting feedback from some banks. They are stopping to give loans for 60-90 days because of the uncertainty that is happening. We have a strong lending group to help if you have a project and you have the financial backing to do project.

With the current rise in interest rates and inflation, real estate lending becomes harder and harder.
So secure your real estate line of credit to:
-Do multiple projects simultaneously
-Avoid going back to lenders for every single project
-Have your proof of funds
-Use what you repay (on the recurring line)

How many fix and flips have you done with little or no money out of pocket?

Unless you have a very long history and a good number of fix and flips completed, this is unheard of...... until now.  
We have unsecured down payment money available for fix and flips if you qualify.  
You can qualify is you have 700 plus credit scores and have made a fairly average income the last year or two.  As the real estate market continues to soften, more deals will become apparent.  Get ready!

100% Purchase & 100% Finance of Rehab up to 70% ARV program. You can leverage our unbeatable 100% financing to cover your purchase price and rehab costs, up to 70% ARV.


In addition to our rehab loans, we also offer a rebate of the purchase option. Investors that choose to purchase a property with cash upfront to get the deal closed can turn around and come to us to receive a rebate of up to 100% of what they paid initially. This also applies to our ground-up construction loans in terms of obtaining a rebate on the purchase of land. We can rebate up to 100% if it has only been 6 months since the time of the purchase and up to 70% if it has been between 6 months to a year.
