That includes Rochester, New York, and anywhere else in NY! If you have SFH that meet the following, please send me a PM with your number, and I’ll send you the url with our submission form:

* Minimum ARV/FMV is $100,000

* Preferred Property Type: 3+ Bedroom / 1+ Bath / 1000+ SqFt Living Area

* Single Family up to 6-Unit

* CAP Rate on Buy and Hold Properties = 10%+

* Minimum Profit Margin is $10,000 [When we run numbers, our profit needs to be at least that]

* General %ARV is: 50-60% for Flip and up to 100% for Rental

* NO Rural Properties
