Great to have you with us. Sorry its taken me so long to get back to you. The short answer to your question is that I do not have lending sources here in Europe (I live in Spain). What I can do is arrange a Fund whereby we could raise capital for investment. We would do this in a low tax regime and authorized to issue securities to be sold throughout Europe. There would be third part costs such as filings and legal.
I would recommend that you allow us to do the marketing of the investment for you which would involve attending certain key meetings whereby we would make contact with potential investors.

No, I have no access to sources of capital in Europe. There are deals being done but a small fraction compared to the U.S. Here we have a socialistic / fascistic model i.e. central control of the economy and all financial businesses as with any other industry such as foods, goods and services.
Americans are unique among countries in that we are supposed to have a free market, access to capital and credit. Not so in Europe. The people are kept in a socialistic / communistic system while the money is controlled by a very few. As a result taxes can be as high as 70% in Denmark and Sweden. And as high as 105% in France.
Where I live near the Mediterranean Sea we have very few boats. Almost no civil aviation such as private planes. Very few universities and institutions of higher learning. Single family dwellings are being eliminated and very few and far between. Almost everyone lives in apartments or "semit-detached" houses like townhouses. Almost no SUV's. Gasoline is twice as expensive here as you pay. Most of that if taxes. Signs of wealth are discouraged.
Vitamins and mineral supplements are all but outlawed. You must register with the government where you live. Everyone must carry ID at all times by law and can be stopped at any time. We have Napoleonic Law not Common Law here on the continent. The U.K. is different.
I say all that to let you see why American money in this market would be so welcomed. The real estate market in Europe is artificially inflated by the banks which has resulted in the complete collapse of the the market because the incomes do not justify the prices. Here in Spain real estate can be purchased for half the bank appraised price or less. There is no seller financing. Everything must go through the bank with everything taxed to the hilt.
So no, I do not have sources here. I can offer creation of investment funds in a low tax European Country. I have a ton of hotels, castles, houses and developments that sit idle.
I would also add that for a country as large as America and with as much money you can see that there is hardly any interest in international opportunities. However, the big boys are very heavily in Europe and making huge profits. They are the only game in town.
14 years when I moved to Europe I came with the idea of bringing American money into a very limited capital market. That was fun for a while. But actually the large financial institutions have a lock on all financial services. The little independent guy does not stand a chance.
My last client was a well known and established real estate and large works company from Holland who wanted to raise 120 million Euros to rehab some property they owned. But I could not deliver any American lenders or investors and the borrower was extremely uncooperative because they knew they could walk right down the street and borrow money on their name alone. So I could not help them. But it was fun while it lasted.
