YOU WANTED DIRECT GROUND UP CONSTRUCTION FUNDING?

HERE IT IS!!!

I work for a direct lender called Senior Commercial Capital. My job is to help Mortgage Brokers and Real Estate Investors make money! We are a Correspondent Lender for 6 different Lending Funds and have our own financing as well. This week we signed up as Correspondent Lenders for another company, a well established Nationwide Construction Fund. That's right... I now offer direct Ground Up Construction!

Here are the basics of our new Ground Up Construction Program:

Loan Amounts: $500K up to $15 Million

Property Types: 1-4 Units

Term: Up to 18 Months

Loan To Cost: Up to 80%

Loan to Value: Up to 60%

Borrower MUST have completed prior project of similar scope. No brand new Investors for Ground Up Construction!

All lending for investment purposes only

  • Interest calculated on drawn balance
  • Construction draws based on inspection report
  • No rural properties
  • Apartments and Development-only loans not allowed
  • 1st Lien Position at all times
  • No individuals. Must be LLC or Corporation
  • Minimum 660 FICO Score
  • Reserve Requirement: Minimum of 5% aggregate liquidity
  • Personal Guarantee Preferred/Limited Guarantee considered on case by case basis
