My borrower’s buying an 800 acre ranch in Texas – Purchase price is $2.5 million. This is a 5 year asset based $1.750 million purchase loan request –

He’s putting down $750K – He’s got a 750 FICO – His exit strategy is to subdivide the 800 acre ranch into 50-300 acre parcels which will sell for $4500 to $6000 per acre.
