What are some additional methods of finding private money for investment deals?

I have access to a lot of fix and flip deals with great numbers, and I find them almost daily.I'm an agent/investor located in the Central Florida area, and I'm looking to find a few strong sources of private money with fair terms for fix and flip deals.Ideally, I'd like to work with flexible lenders that provide 65% LTV with a 50/50 split after the sale or 4-6 percent down and no higher than 12-16 percent interest.  Can anyone provide any useful insight on how to find legitimate sources of private money along these lines?
