Our private funding guidelines are as follows:

  • Loans secured in 1st lien position on the following property types:
    • Single or multifamily residential (for investment purposes only)
    • Manufactured and RV home parks
    • Retail and/or office
    • Mixed-use (multi-purpose commercial or commercial/residential)
    • Self-storage facilities
    • Industrial/warehouse/light manufacturing
    • Automotive oriented property
    • Restaurants/taverns/pubs (selectively)
    •  “Fix and flip” residential properties for investment purposes, with very short terms (typically under one year)
    • Well located, marketable, flexible and desirable properties located in primary markets nationwide with initial focus in the mid-atlantic area
    • No raw land, development projects or ground up construction
    • No rural / very small town locations
  • Loan amounts of $500,000 and below (larger loans considered on a case by case basis)
  • Loan to value of 65% and below
  • Maturities of 5 years or less
  • Borrowers with a demonstrable ability to service the proposed debt and with a fair to good credit profile

LOOKING FOR REAL ESTATE INVESTORS

 

We are looking for investors in Mexico City. Great return of investment for the purchase and sale of real estates. It is the most effective, safe and profitable business with no risk. Asset based lending. and the investment that you provide will be used for the purchase of real estates, then to regularize the documentation, remodel and resell at a higher price, thereby obtaining a return of 25% annually.
