I recently returned from a trip to VA Beach, VA to visit an unfinished Sports Complex 60% complete and an as is appraisal of $21 Million. The reason it is unfinished is the bank went under during the bank crisis and couldn't fund its commitment. Of course, we were also in the middle of a severe downturn in the commercial arena. Unfortunately, they met some unscrupulous lenders and paid unnecessary fees with no results. There is debt of $6.5 Million and need $7 Million more to complete. An old appraisal from 2010 states a completed value of approximately $30 Million and the cash flow is there to support it.
The Complex is an integral component of the Burton Station Strategic Growth Area (SGA) for the City Virginia Beach. The Complex provides the missing economic link for growth in the tourist industry. From late May to Labor Day, the tourist trade is at its peak for its vast and well hoteled beachfront.
Mr. Weldon met with Warren D. Harris, Director of Economic Development for the City of Virginia Beach, Lloyd B. Jackson- Business Development Manager, Al Hutchinson –Vice President of Virginia Beach Convention Center and Bureau and his assistant Nancy Helman - Director of Sports Marketing and the Bly-Holland management team. Our discussion centered the importance of getting the complex completed and having sports venues especially during the off peak periods. These would include basketball, track, swimming, football, lacrosse, field hockey, soccer, fitness center, boxing training, wrestling, banquet and conference rooms, Sports Medicine and Rehabilitation Center, Professional Football Training with Tom Shaw and an arena football league run by a NFL former All Pro Ken Easley. There will also be many non-sports events held promoted by Mr. Hutchinson and Ms. Helman. Mr. Hutchinson travels throughout the US promoting Virginia Beach and had numerous potential opportunities for the complex.
I also met with Katy Arris-Wilson President of Tide Swimming the area’s largest swim club and former national champion. She maintains a close relationship with USA Swimming and is highly supportive of the 50 Meter Olympic pool that will be built attached to the main building. She foresees using it as the club’s main training facility and hold regional events there.
To further support the growth of Burton Station, Simon Development Group will be constructing an outlet mall less than a mile from the Bly-Holland.
The City needs this venue completed and would like to know your level of interest for funding its completion.
