I am seeking private financing for the purchase of 2 properties located in Fayetteville, NC. I have the cash to fund the renovation, so I am seeking only the funds needed for the purchase. Both properties can be purchased for approximately 50% of the ARV (49.6% and 50% respectively) for a total of $134K ($69K and $65K).

I have set aside $33K for the renovation of the first property and $26K for the second. Both of these figures came from bids from contractors with a buffer built in.
