Seeking JV/Credit Partner for Business Expansion

I have a client who is seeking to expand his existing retail business and is in need of a serious, legitimate JV/Credit Partner. The scenario is as follows:

Currently owns a commercial property which contains his retail store and 4 cash-flowing apartments. The retail store includes a hobby business product line as well as a gift and apparel product line.

Client seeks total $1.5MM in order to:
1. Purchase the property next door and move all of the gift/apparel product lines to that location. That property also has an additional retail space, 4 small office spaces and 2 apartments.
2. Purchase a building in a neighboring town for a second hobby business location.
3. Refinance his existing real estate loan.
