Seeking funding for Memphis SFH portfolio. 140 homes with strong cash flow, lots of equity.

We have been offered a 140-home portfolio in Memphis. Owner is selling to help wrap up estate planning, and has a low cost basis in all properties due to long-term ownership.

Selling price is $5.5 million for package, or less than 40K per home. Zillow home price index in Memphis at present time is $64,700, indicating portfolio value of $9 million. (We are still performing our extensive due diligence to find the correct value number.)

Homes are all rented, mostly to long term reliable tenants. NOI is $600,000 annually. (In other words, this package is worth the purchase price for its income alone.)

We want to find a 5-year permanent loan or a 1-year hard money loan, at the purchase number. Thank you.
