Hello:  I am seeking to pay off our current private lender as she doesnt want to continue financing due to age and health problems, we have a deed in private lender name for us.  

I am retired military, I am tax exempt so no taxes being applied.  I am currently paying $1,500 a month have income of $49, 056 annual from military retirement.  Current FICO stops me from getting VA loan as have to have 620 or better, I am currently 550 fico score.  We are building our credit back, I figure it will take us a year to two years to complete the credit repairs.

We purchased this house back in 2010 for $287K, we currently owe $253K  house is appraised at 305K
