We uncover multiple fix and flip opportunities each and every week! But we have a challenge...the lack of competitive financing is becoming a huge issue that is hindering our business growth. Our market is competitive and inventory is not what it was a few years ago. The opportunities are there but banks and property owners are less inclined to negotiate.

To address this challenge, we are looking for money lenders that have the flexibility to offer preferential rates for repeat business. We prefer to work with just one lender. This in turn simplifies our process and provides you with a steady investment stream!

Our goal is to continuously rehab three properties simultaneously, that's a minimum of 6 properties over the next 12 months. To grow our business, we aim to increase that by 2 properties each year!

Our borrowing needs tend to be approximately $200k per property, over 4-5 months. To achieve our goal we need to borrow at 8-9% and up to 2 points. That's an approximate return of $69k in the first year, increasing at approximately $23k per year thereafter.
