I am trying to buy a 1 – 4 unit rentals for long term holding in Milwaukee, WI. These properties would need some rehab work. I have good credit score (over 700). The prices have dropped here because of upcoming winter months. I will need financing for 6 - 12 months. After this, I will refinance with a bank.
Will you find for 1 – 4 units in Milwaukee, WI?
What is the minimum and maximum loan amount available? Will you lend for properties in the 100K – 150K range?
Do you lend for fix and flip only or you can lend for rentals as well?
What is the interest rate and how many points do you charge?
Please describe any other lending criteria that you may have.

Hi Lokesh, without getting into a real estate loan at all, I can offer you a business credit card which is unsecured and nonrecourse, on a no-doc program, which funds quickly, based solely on your good credit. Have you had credit for approximately 5 years? That would be good. 700 is a great credit score and would not present a problem. The interest rate is 0% for the first year, and the card revolves up and down as the card is paid off. I would not need or want any property information at all. Thanks for your response. I have been approached by others as well about providing business credit card. I believe I will receive many business credit cards in smaller amounts. How much do you charge after the business card is approved?
Hi Lokesh, I would put you directly in touch with my business credit card lender to discuss terms and conditions of the credit card, as they know their product better than I do. If you want me to direct you to them, I would have you sign a referral and disclosure agreement and then pass the number along to you. You are not obligated in any way to get funding from them, and there is no charge at all for talking to them.
