Family entertainment centers are attractive businesses that have grown significantly in popularity over the last decade. According to our due diligence The Cove Family Fun Center will be the largest and most technologically advanced family entertainment center of its kind. The building size, based on the architectural renderings is just less than 67,000 square feet on approximately 6 acres of land. During the planning phase we researched the newest as well as the best of the best games, rides and attractions to come up with this truly one of a kind fun center. We plan to monopolize on birthday parties in our 19 themed birthday party rooms from the kids who attend the 60 schools in Scottsdale and Paradise Valley. This building will also be designed as destination location for family friendly companies to host their corporate events and team building conferences in our 700 seat banquet hall.  

The total cost for the project is $12,738,000.00. (Not including debt service reserve) This includes everything from building construction, infrastructure, permits, development fees, land lease, build out, games, rides and attractions to pre-opening related activities.

·         We drafted a Private Placement Memorandum and our attorney has opened a trust account.

o   Units are $250,000 each and represent a 1% equity ownership with no voting rights.

·         We would consider a joint venture partner with fair and favorable terms.

·         We are also looking for conventional or non-conventional project funding.
