I am in need of $115,000 to complete the purchase of a small apartment in Virginia, USA.

If you are a private lender/investor who has an underperforming IRA or savings account and can put into this deal, I will pay you 8% on your investment. Your equity will be secured by the property as I have formed and LLC to protect equity investors.

The terms of the loan are the following:

• $115,000 (may a bit less)
• 8% 
• 25 year amortization period
