Need equity or JV lender, no upfront fees or costs, only at closing if need be

I have two deals, I am looking for equity or JV only as there are no comps for these developments.  I am looking for direct lenders only, not another broker.  No upfront fees will be paid by my clients at all, only at closing and only into an escrow account as they've gotten burned before by lenders' fees.  Loans must be up to 50 million.

I also separately have another deal, it's an investment opportuntiy to a charity for a great return, but it's nto a loan.

If you are looking for equity and/or a JV Partner, you will most likely have to use a legitimate broker to help place your equity.  Most of the equity investors that can actually partner on a project require specific information presented in a specific way before they would even look at a project.  In other words, you need to have tight development budgets that are verifiable; project pro formas that make sense and that address every area of the project; and a sound and quantifiable exit strategy showing how the investor can exit the project with a satisfactory IRR.  Not to mention you need to know who you can take it to.  Equity isn't like debt where you can throw it at a bunch of lenders and sees what sticks.  Worries about upfront fees are legitimate. Brokers should never have them (unless their fee will not be protected), but lenders and investors will usually require due diligence deposits because they are not going to pay to do due diligence on your project.  They would expect a serious investor to be liquid enough to cover due diligence fees.
