Our intention in the immediate, is to SIGN LOI, acquire and move right in to START PLANNING OF PHASE ONE - at the same we shall enhance and refurbish the existing resort to match LA ROYALE concept by fitting infinity pools to the balinese cottage that exists  and also do do a soft uplift to it's roofing, add a chic appearances where necessary to the lobby area and create EXTREME LUXURY LA CAVE BAR & FINE DINING RESTAURANT/  Pool side elevation for a new swimmers deck and use the lower pool bar as a chic all day diner and weekend entertainment area  - we will create an exotic romantic promenade throughout the property to rhyme with zen/luxury and exotic also  do wonders with the LANDSCAPING by added lush of Royal Palms to the existing fleet with the name we have chosen "LA ROYALE - most likely arrange the avenue leading to the RESORT with ROYAL PALMS

For the development, we will take our visuals and turn it into something extra ordinary and personalized to fit UNIQUE - Erect and build 30+luxury private villas on elevated levels all two story with upper floor infinity pools - resort will have a spa/gymnasium/sky bar and fine dining restaurant +++the villas will be sold at 1MillionUS$ in a leaseback contract and managed as a PRIVATE VILLA RESORT that would bring the GUEST ROOM count to about 60 when project is concluded - starting now would ensure MOCK UP VILLA and 18/20MONTHS for completion with target for opening at high season in 2014 - Magnificent sea view on the Gold Coast of Saint Lucia -

Calabash Cove Resort & Spa is a 5* luxury resort/profitable operation that has 45 staff on board/it runs on an occupancy of 50/60% and is situated ideally on what is known as the NEW GOLD COAST OF SAINT LUCIA - The 26 Room/Suites/Balinese Cottages are all Sea facing and the view is INCREDIBLE:  The Huge property shows off a stretch of land where we will BUILD 30/40 Luxury Private Villas    To our advantage, all in principal permits are available and there is advancement  of 18months having the ENVIRONMENT IMPACT study and permits in place - a Topographic study exists but we will do a TOPOGRAPHY REVIEW/STRUCTURAL/GEOLOGICAL and other reviews - The costings submitted are estimates of a similar PROJECT in my involvement - the more comprehensive BREAKDOWNS can only be achieved with access to all and having the CHIEF DESIGNER ARCHITECT and QS on board to do PLANS/BOQ's and breakdowns.

The asking price for the business operating resort + block b expansion land for development is:   20MillionUS$ - They will take 17MillionUS$ or slightly lower 20MillionUS$ - Is the estimate for 30/40 private villa resort that entails logistics/ DATA NETWORKING/SYSTEMS/DRAINAGE/CENTRAL K&L/FF&E/EQUIPMENT/ MATERIAL / RESTAURANTS/SKY BAR/SPA/ENTERTAINMENT & AMENITIES AREAS -SALES  & MARKETING/STAFF & ASSOCIATES/OPERATION et 2/3Million left of  buying price will act as TAKE OVER funds to  start phase one of Project - operate/refurbish by replacing plunge pools for infinity pools at cottages/upgrading hotel to refined/hire expert expats/market/acquire fine elegant features/fixtures to enhance +++

Last but not least, we have Saint Lucia GOVERNMENT LOOKING FOR INVESTMENT to start a private housing PROJECT - Also have two other huge PROJECTS for Saint Lucia and a possible Olympic Swimming Pool Project looking for Investor
