Multi-million dollar Malibu rehab and flip opportunity

Our firm has an opportunity to purchase a bank-owned property in a high-end Los Angeles area Malibu community where the comps are presently in the range of $10million-$18million.

We have a strong banking relationship that will allow us to purchase a particular property in this area for approximately $3million.  
The property will need approximately $2million in rehab prior to re-sale.  
After rehab, the property can conservatively be re-sold for a minimum of approximately $9.9million as a fire sale and could realistically command a double-digit offer.
We are seeking a JV partner or an investment source who is prepared to loan us 50% of the future value as this will allow us to cover all rehab costs, etc...  We are not looking for brokers or standard 60-70% CLTV deal terms.
