Mixed Use Property

I have a borrower wanting to rate and term refi her property. 760+ credit, 60% LTV but she has converted her garage into a barber shop. All zonings and licenses are up to snuff, but I need to find a lender who is willing to lend on mixed use in FLORIDA. Loan amount is around 55K
