The Company seeks additional capital to close on its backlog of financing projects and to take advantage of the shortage of lenders to the residential rehabilitation market. Specialty Lender in NY Metro area with 16 years experience is looking for additional funding, currently have own funds that we are using to lend but need additional money to expand the business. Real estate capital markets are inefficient, allowing a company with the right platform, manager and skill set to generate outsized returns. In addition, the current difficulty in obtaining financing via traditional means has created a greater opportunity to provide private money financing to various borrowers at attractive above market rates of interest. The Company will use the $5 to $15 million in proceeds to fund and invest in first priority mortgage loans to borrowers with specialized expertise in the acquisition, rehabilitation, and resale of unoccupied one-to-four family residential properties in the New York City metropolitan and New York tri-state region.
