Looking for a Partner for a Deal

I'm seeking a partner on a deal. I have no problem locating properties however, I'm willing to offer 55% of the deal to the partner once the rehab is completed and the property is sold. I'm willing to do all of the legwork and I'm willing to settle for 45% of the profits. I do have the required documents to ensure both parties are properly compensated upon completion of the deal. Upon request, I/m willing to send a copy of the main points of the property proposal.
