Equity/Loan Sizes	$20 million to $5 billion (larger loans considered)
Equity/Loan to Cost Ratio	Up to 100% E/LTC
Recourse	Non-recourse, with standard carve-out provisions and completion guarantees on construction loans
Interest Rate	Prime plus .75% – 6.75%
Equity/Loan Term	Mezzanine/Bridge/Construction to Perm – up to 60 months for stabilization with terms up to 40 years (property specific)
Debt Service	Interest-only until stabilization Debt-service coverage ratio (DSCR) subject to risk assessment and property type
Prepayment	No prepayment penalty after Stabilization
Reserves or Escrow	Real estate taxes, insurance, and replacement reserves
Closing Time Ready	3 to 6 months from application
