I have 30 years in the appraisal, building, development and off market real estate industry. I am looking at purchasing a 1300 acre Golf and Teniis Resort 30 minutes from Disney. I have a redevelopment plan and business plan to make this project become very profitable. The purchase price is $28M or less with 3 golf courses, 12 tennis courts, 120,000 restaurant, pro shop and convention area, marina entitlement, 2500 new entitlements and 150,000 sf of retail entitlements. It also has 432 condos on the golf course in with the purchase worth close to the purchase price. There has been a very large investment in planning a redevelopment of modern units but the Resort in itself has been let go for years and is loosing money with little to no management and no plan in place or action taken to give this project it's proper direction. My plan is to pay off the purchase debt within 3-5 years with selling off some of the unwanted assets before taking on a local buildin partner to develop the entitlements into a profitable project. The vacant land alone after selling off the assets will be worth $10M in profit without developing and the project at this point would be debt free with positive income from renting back the pro shop and restaurants, hoa fees, water and sewer fees, etc.. Also 50,000sf of retail space could be rented with no debt. Very lucrative project with many options and I very nice facility in a great location. I am very capable of putting all this together with a funding source to put up the money and let me do what I do best, make the deal work.
