I currently have a HUD home under contract and I am looking for $59,000 to purchase and fix this property.  The property's ARV is $92,000.

This home is in Grand Haven, MI, which is a resort town in West Michigan.  It has continuously been noted for one of the best beaches in the U.S.  While property values go up and down, Grand Haven rarely suffers any severe dip in RE values.  The reason being is that it is surrounded on three sides by water, and already butts up against the next town south.

My experience begins when I was a child.  My father is a contractor outside of Youngstown Oh. and I grew up on the jobsite.  After high school, I joined the Coast Guard and spent ten years active duty.  After being deemed disabled (I still strongly disagree!), I purchased my first rental- a six unit apartment building- which was severely ran down.  In four months, I rehabbed it and had it fully rented out.  I have added three houses and an office building to that rapport.
