I am looking for funding for 2 projects. I require funding for acquisition and re-development with the view to secure a long term mortgage once properties are complete to pay back original funding, Both properties are located in Dublin, Ireland.

The first is a property that is being sold by my last employer IBRC, a bank that is in liquidation and therefore a below market price would be achievable. I have been informed that a sale for €150,000 has fallen through. I believe I could acquire the property for less than €100,000 and redevelop the property for €80,000 within 6 months, total spend €180,000. The property is located within the city center and rent would be secure. The rental value once complete would be c€30,000 per annum and completed sales value would be over €320,000. Funding required €170,000, loan term 1 year.

The second property is currently on the market for €550,000 and is a vacant 6 floor office block that was constructed in 2006 but never completed. The building would be better suited as 6 apartments. I believe i can acquire the property for €350,000 and the redevelopment costs would be in the region of €300,000 total costs including fees and taxes would be circa €700,000. The rental value on the property would be €90,000 per annum and the completes sales value once fully let would be over €1,100,000. Funding required €700,000, loan term 1 to 2 years.
