We currently have several apartment complexes under contract in emerging markets in Texas, Arkansas, and South Carolina.  All are over 100 units.  Most are being purchased at an 8CAP or better based on in-place rents, with substantial upside through micro repositioning.  One is a major reposition project and is being based on pro forma numbers, not in-place rents.

The sponsors are a team of seasoned RE professionals with in-place systems to properly find, analyze, acquire, and manage these properties.
