I am looking for a equity investor in a high profile car wash, gas and c-store in Bridgewater NJ. We need $1.4M to reduce other secured debt on property to $1.8M, With the strong cash flow we have, this would allow us to re-finance 70% of "AS IS" value. Giving us $3M to consolidate all other existing debt lowering the existing debt service from $360,000 to $220,000 annually. The $3M would also give us the funds to build pre-approved 4 bay lube center. The investment on completion of lube would increase the "AS IS" value a minimum of 15%. With the increase in value Investment can either be paid off or stay in as equity of facility. The projected net sales of lube center would add a minimum of $300,000 in net profits, once established. That would happen very quickly as existing traffic from gas and car wash and c-store would aid in the rapid development of lube center.
