We need a $350,000.00 loan wrap around 2 properties. 3 acres of partially platted land with zero obstacles of permitting, with a planned 80 unit mufti-family apartment home complex and an income producing Duplex in the same sub-division. There is a combined value of $722,000.00. The exit strategy is to build the planned 80 units in 3  phases and pay off the $350K within 12-18 months with a construction loan. In addition, the borrower, Mr. Test, has the ability to repay via his income which does include the rental revenue of the duplex. In addition, we could implement a lock box securing the rental revenue each month as if it was a factored deal. The approximate value of the multifamily homes after completion utilizing a cost approach is going to be around $8,000,000. I have attached all documents pertaining to this file. Time is of the essence here as I was lied to by the other lender over the last 6 weeks. They never even submitted the file but all along I was told the loan was approved pending receipt of the payoff demands.
