This house is a 3/2 with a spa and deck outside, a bonus room (making the actual sq footage higher than what the county has for its main sq footage). Comps are for the smaller original sq footage so we would actually most likely get more for it because it goes from 1550sq feet up to closer to 1800sq ft. There is also a second vacant lot next to the house that comes with the acquisition of the property which was just comped by a realtor as being somewhere in the ball park of 37k value (by itself). If we add this second vacant lot to the price of the home, we are looking at more like over 400k resale value. My investment coach, who was supposed to fund it with his private money, has ran out of his own available private money because he has so many other deals that have come his way in the last couple months during the short sale negotiations. If anyone can help, please let me know ASAP!!! I really need to get this first deal of mine going because it will be my life blood to continue my trek into finding more deals. I dont have much money of my own to do anything with this (like hard money ect) because its just too expensive and costs alot to get loans like those to begin with. I need FOR REAL private money, ASAP and closing costs for the loan to be included into the loan with a 6 month max balloon payment at resale.

I am a Realtor in Athens, GA.  Looking for funding to flip homes in the area.  There is very low inventory and many distressed properties selling quickly and for cheap.  Most homes just need a "face lift".  Properties with Rehab cost range from 60-100k.  Last two flipped in the area sold for asking and above asking price in 4 and 5 days.  Please contact me if you think you can help.
