My model is simply fix/flip SFH, I work in New York (which is Hot right now) and South Florida. I need cash to purchase and renovate in scenario 1 (NYC) and i need cash to purchase and flip packages in South Florida in Scenario 2. Hi Barry, I am looking for a solid source for Fix-N-Flip or rehab projects as you describe. I currently need to source funding for an SFR $540K on an ARV of $825K+. The numbers work out to approximately 65% LTV. I already own the property with only the first loan outstanding. We have already contracted out the deal on a Lease Purchase contract. So we are income generating. I expect the clients to execute their purchase option within the next 6 months. I prefer a one to three year note with option to extend.
