We desire to acquire ten (10) Single Family homes. Solely focused on Philadelphia, and primarily on the Metro Philly Market. Our Asset Purchase prices typically between $50,000 and $150,000. Renovation costs typically between $15,000 and $50,000. Targeting assets with all cash on cash investment with (ROI) of (20%) or above. This gives us the ability for re-investment of equity and profits over the fifthteen (15) month investment horizon. The Fund will seek 50 to 70% portfolio leverage. The project internal rate of return of 30-35% and profit of 25 to 30%. These homes will be sold at wholesale to our list of cash buyers (wholesalers) or renovated and sold at retail price to our list of end user (first time buyers) for cash, or lease option (12) months or less to repair credit and setup mortgage funding.
PERSONAL CARE HOMES/SPECIAL NEED HOUSING PROGRAM
We will purchase ten (10) additional single family residences (5) bedrooms or more. These properties are to be purchased on terms, owner financing, lease with option or subject to and other creative buying strategies. These properties are to be renovated, and held for long term investments, these properties will pay for themselves in (15) months or less. This is a turnkey operation that will return over 400% (ROI).
We buy real estate at wholesale, and hold some for special need housing, we buy and sell or lease.
