I am looking to purchase newer block homes in the Tampa/St Pete area and wholesale them to the hedge funds who are buying at up to 90% of the current market value and sometimes even at 90% ARV! Gap funding would be needed in situations where there is a 30 to 90 day resale restriction placed on the property by FNMA or the banks.
I would like to partner with a private lender on either a debt or equity level that sees the outstanding value in this simple business plan and would like to profit from several deals per month! An occasional rehab project is also a possibility!
