Financing Needed for Owner Occupied, second position Mortgage

Hi there, I have a client in RI who wants to do some improvements on his home and buy out his wife from her part of the deed so he can sell his house within a couple of years.  He has a 170K  mortgage on it right now, needs about 20K for repairs and it will take 50K to buy out his wife's stake.  He's happy with any amount he can get.  The ARV is around 495K, his credit is around a 630.  If you know of anyone who can help please let me know asap, thank you! -Nichole
