Financing ASAP

I'm looking for financing on the following scenario.

My buyer is flipping a property, purchase price is $51,300 the rehab is $49,474

My buyer is putting down 10% of the purchase price. Our resale is 150-160k

I have the PSA, Title, Comps and the bid upon request.

We need to close ASAP

Unfortunately we do not lend there, sorry. We currently only offer our rehab loan program in OH, PA, NY, NJ, NC, SC, TN, KS, MO, IN & IL.
