zilch,i am an expert in real estate have bought many houses and done a 144 lot subdivision prelim made 130k profits on it,also owned and ran a 24 unit apt complex i paid 110k down for and paid 400k,2 of many
no i do not have any fancy executive summary,now i broker loans and notes and have many contacts nationwide if not worldwide,have been circumvented a few times
what i am planning to do is to resell that property by note than sell the note at a discount,property will sell for at least 30k or more on a note than the note i can sell at 60 cents on the dollar this all can be done very short term,i have treasurers statements to back up what i say i have owned in real estate,i wear most hats including i have done the rehab,management,legal anything in between
worst case scenario would be 6-8 mos time frame to resell,purchase price and minimum needed is $3500 including closing but has to be done in 3-5 days per my agreement with seller,there are no code enforcement liens i checked yesterday with building inspector,there is something against the property which pertains to cutting down the weeds in the yard which is no big deal
there are 3 stories to the house it is in pretty nice shape all brick,good location,it needs some cosmetics and there is a contractor bid for 3k to do this work,i far prefer if i can to do the work myself but a lot of lenders want the buyer to pay the ridiculous contractor markup to do work on the propery,also i worked construction for many years
max loan amount needed than with work done is 8k,and finally i am getting it that you are brokering that does not bother me but i do not blindly stupidly provide info on the property i am buying as i have no clue where the info is going and what will happen afterwards providing id once approved is not a problem anyhow this is where i am at,i could turn this property probably in just a few days and again max would be 8 mos which is way longer than i want but i always allow for worst case scenario
equity is house with tax assessed at 40k,house will bring anywhere from 30-32k on terms than note sold at
60% to as high as 100k but what reality will probably be the lower figures
this is where i am at and after being circumvented a few time as i also broker and my dealings with people in business i am now as careful as i can be about dislosing info already we i am dealing with 2 people and no clue who this alleged lender is or if they really fund anything,this is reality,appreciate the response to this point
