I have a deal we have walked into that requires significant capital through cash, BG or LOC. We desire to take this large tape of SFRs (average FMV of $120,000) down at approx. $18,000 per door. We have an end buyer with verified funds at 55% of FMV, which provides our lender with an enormous return in a very short amount of time. They need the properties leased with tenants, and we need a month for processing the properties for the end buyer.
