We have several finance requests for either the development or the long term finance of hotels, resorts, assisted living and leisure real estate (eg communal swimming pools, football stadiums, leisure dooms...). All with operators/managers in place securing cash flow and exit.
We structure the deal in a way that the lender will be guaranteed on the repayment of the capital for 100% by a portfolio (minimum 25 lines) of financial instruments (EMTN's, Corporate guarantees, government guarantees, ..) all with a rating (S&P) : A or higher and listed Bloomberg.The Fund holding the financial instruments is listed in Luxemburg and regulated. This structure will be tailor made for each deal in accordance with requirements and with approval from the lender.
We look for loan terms of 10 to 25 years for development projects in France, Belgium, Germany, Belarus, Ghana, .. and development credit (2-4 year) possible rolled over in real estate investment credit.
Amounts from € 2,5 m up to €250m Average deal €25m. Our total demand is > €9bn to be delivered over 2 to 3 year.
We do not pay advance fees. We do pay reasonable commission as success fees. We protect all involved through escrow and compliance services (Vistra.com) and direct bank to bank settlement.
