I have the opportunity to invest in two properties in South Carolina.  One is 32 units and the other is 48 units.  They are both owned by one party. 

Each is priced approximately $1,500,000 and around $400k to $450,000 per unit for equity.  Both are in good shape and have seen recent improvements.   Occupancy is in the low to mid 90% and cash flow is positive. Both properties have great COCR and IRR.
