I am a real estate fix and flipper in Maryland looking for an equity partner or financing lender. I am looking for $50,000 for 6 months or less that pays a guaranteed $5,000 return regardless if paid off earlier than 6 months. Also, I would consider a credit partner as a co-signer on a $50,000 line of credit that I can obtain in place of the financing. The return would be the same for both options as well as remove any inquiries caused.
I currently have a property in Abingdon, Maryland. The purchase price is $250,500 with repairs about $51,500. The ARV is $375,000 and I have an exit strategy of 90-120 days in place. I am currently working with a licensed real estate agent as well as a licensed contractor ready to perform the repairs in 4 weeks time. This will allow me to close on the property in 60-90 days.
These funds will be used as a down payment in order to obtain an investment property mortgage. The properties appraisal value in its as-in condition was $290,000 (bank just performed this for the foreclosure process). The mortgage amount would be for $200,000 with the use of the funds for the 20% downpayment. The repair costs will be obtained through a GAP Lender my company has a relationship with.
