Down Payment Assistance for Investment Property?

I have control on a bank owned property in the Midwest. We already have a few end buyers and would like assistance for down payment on this property for 4 months until the end buyer buys this out. We need another $25K for the down payment.

Can anyone help with down payment on an investment property?
