Do you do 2nd's on collateral base with no up-front fees?

Looking for $40k for 2nd and light rehab.Will commit to short term (6-12months) at 18% interest. No up-front fees and all added into the loan.

The property is in San Diego and it has value.

I have come across so many wanna be investors that say they will invest but change their minds at the last minute all due to fear, if you're one, please don't contact me. It's too much time and energy wasted.  However, if you want to partner up and make money then please contact me at [e-mail]. Again, this is collateral based and everything goes through escrow, no funny shows here.
