We have expanded our lending territory as of now and are assisting clients within various locations. Our funded comes directly from out lenders balance sheet as we still and never broker shop applications to brokers or third party sources. This is completely in house underwriting and direct. Working with us you will find an ease to financing your projects in a timely manner. We only finance residential investment properties.
What to expect:
- Loan Amount: $50K-$1.5M
- Maximum loan amount is currently set at 80% of the purchase price.
- Interest is fixed at 1.5% monthly
- Points: 4%-6%
- Term: 1 Year Maximum
- Collateral: Non-Owner Occupied Real Estate Only
- Closing: 10-14 Business days
- Loan Type: Single Family, Bridge Loans, Real Estate Acquisition, Short sales, REOs, and Bank-Foreclosed Residential Properties
- No upfront fees or hidden cost
Required Documents:
- Most recent 2 years Tax Returns
- Personal Finance Statement
- Purchase & Sales Agreement
- Proof of Cash Reserves(Examples: Most recent 2 Months of Bank Statements, self directed 401k, Investment Fund, Attorney Escrow Account, Profit Sharing Plan)
