Developer/operator seeks equity partner for assisted living/memory care development

Elder Care Development is currently looking for an equity partner to complete our team along with our co-developer/ operator. 

We have the required state approval for two cities in Oregon. State approval letters in Oregon bar any competition until our facilities are at full occupancy.

Equity partner to receive 50% of cash flow, real estate equity and depreciation. 

We have HUD 232 loan sourcing for the Sr debt and only require a 15% position to close.

Local demand is overwhelming with local competition occupancy rate at 95-98%, All components are in place, equity partner will complete the team.

Note: This is an equity partner position, not a loan request. We are open to registered brokers with contacts, but any third party fees/commissions will only be paid at closing. Investments range between $2.1MM to $4.0MM.
